1. Daily Maintenance
- Supervise daily maintenance activities throughout the hotel.
- Attend to maintenance requests and breakdowns promptly.
- Troubleshoot electrical, plumbing, air-conditioning, mechanical and building issues.
- Ensure guest-room issues are resolved within the required response time.
- Maintain records of maintenance work, breakdowns and repairs.
2. Preventive Maintenance
- Implement preventive maintenance schedules for hotel equipment and facilities.
- Ensure regular servicing of air-conditioning, pumps, water, electrical, plumbing, kitchen and other essential equipment.
- Monitor equipment condition and recommend repairs or replacement.
3. Contractor & Vendor Management
- Coordinate and supervise external contractors and service providers.
- Obtain quotations and assist management in evaluating maintenance purchases and services.
- Monitor contractors to ensure quality, safety and timely completion.
4. Safety & Compliance
- Ensure maintenance activities comply with hotel safety procedures and applicable regulations.
- Check fire safety equipment, emergency lighting and electrical installations regularly.
- Report safety hazards and major defects to management immediately.
5. Team Supervision
- Supervise maintenance staff and allocate daily tasks.
- Monitor attendance, performance and work quality.
- Provide guidance and on-the-job training.
6. Projects
- Assist with renovation, refurbishment and improvement projects.
- Coordinate contractors and monitor progress, workmanship and compliance with specifications.
- Assist with scopes of work and maintenance quotations.
7. Reporting
- Prepare maintenance reports for management.
- Maintain inventory of tools, spare parts and equipment.
- Report major breakdowns, recurring defects and risks to the Operation Manager.
8. Other Duties
- Support hotel operations during emergencies, major breakdowns and special events.
- Perform other reasonable duties assigned by the Operation Manager.
